Crystal Point was developed around 2010, I think they only got a 30 year because it was extended when no one was buying.

Haus25 is a special case because of the school, as the link above mentions.

No, the city stopped abatements to downtown maybe 7-10 years ago. Most of the abatements downtown are expiring the next few years, with some exceptions like Crystal Point. There used to be a good map here but doesn't work any more Mapping Abatements in Jersey City – Civic Parent - that has links to spreadsheets with the data incl expiry dates.

The stats vs last year are meaningless because Covid had such a big effect. Stats vs 2019 would be useful to see. 2020 and 2021 lots of apartments were half empty and rents were slashed to attract anyone, no wonder things are different now when people are returning to the office.

The county schools always seem to have some secret admissions process. Explore middle school is the same. My guess is the want a mix with a cross section of people from all the parts of the county rather than people with high academic scores.

If you like the beach, somewhere down the end of the Monmouth line. Mountains end of Morristown, Bergen or Pascack lines. Northeast goes to Princeton. Expensive suburbs like Summit, Short Hills, Milburn. Nice suburbs out from there. Bergen County has classic upper/middle America. Essex more like city fringe. This is a big city that covers a lot of space.

Its worth saying the trains a slow and infrequent compared to UK so JC is actually pretty good. :)

That's pretty vague, depends on what your lifestyle is. Mahattan if you want the true NY lifestyle. Hoboken skews younger and more bars etc. Lots of expats in downtown JC. You can commute from the suburbs easily too. I did the same 12 years ago, DM if you have any questions.

You're perfectly allowed to sell the car then buy back again in the summer or next year. Me personally I think its worth having a car for the few trips away but I dont pay for parking.
