I used to live on Bellona - this aint it. Bellona has a double yellow line the from beginning to end, and this looks like a one way street somewhere in Waverly.

I can tell you of a similar situatuon not far from York/Greenmount.

When Original Northwood and Ednor Gardens were being developed, the homes on the west side of Loch Raven south of Argonne were larger detached single family homes, and that was going to be the plan for the surrounding area. However the developer on the east side of Loch Raven in Hillen planned to build rowhouses. This caused a stir with the plans for northwood who didn't want rowhouses to be built there, but they came up with a comprimise so all the homes that are on the east side of Loch Raven are detached, but only the ones directly on Loch Raven, while the rest - on Argonne, Ralworth, Shadyside, Roundhill, etc are rowhouses.

I would imagine something similar happened to the eastern border of Guilford and so they built the giant wall rather than have to have a view of the rowhouses to the east.

It costs the LLC owner $75 to do a change of address in Maryland. Most people use a registered agent or a PO box to avoid having to use their home address... So I'd imagine if the LLC owner never bothered to do those steps, they probably aren't going to bother with it now. You could go on Maryland's SDAT website and see if there's a phone number associated with the LLC and call or text them.

Was your tenant on section 8 or some other voucher program already?

It's probably too late but you should look into rent default insurance which covers you in cases like yours where your tenant stops paying rent.

You want to get a few quotes and then leverage the best quotes to see if other lenders will match or beat them.

I would not recommend getting a loan from a "big name" bank. Their rates are not the best and they don't have much room for negotiation. A broker is going to be your best option.

Check out www.better.com - their rates are very competitive and an easy way to get a baseline quote.

I've used Harborside Home Loans several times (current home purchase and two refis on my previous home) and they are fast with closings in about 3 weeks or less: https://harborsidehl.com/

Better offered me a slightly better rate but Harborside matched it.

Keep in mind that once your apply for a quote, that information goes public and your phone or email will get blown up by other lenders trying to get your business.

I have a rental property in Glenham-Belford - so just on the other side of Belair Rd from Frankford. The area has a lot of "duplexes" - side by side rowhouses so all the homes have 3 exterior walls and usually have decent sized yards and a good many have parking pads in the rear. Nice, quiet area IMO, if that's what you're looking for.

Halethorpe and Violetville are similar to Frankford, but completely different ends of town. I'd make location a priority if you have any kind of commute. Halethorpe is in the county so housing will tend to be more expensive vs the city.

Before you call AAA - check with your insurance carrier to see if they offer towing. They usually tow within a certain area for free, 50 - 100 miles - something like that. Get it towed to a shop and have your car fixed.

Don't get me wrong, I think the bills are ridiculous, but that's what I've been seeing in my rentals for yrs and when I used to live in the city. I think years ago mine were about $70/mi and it slowly crept up to $120 - $150.

Water bills are public info, so you can see for yourself by punching in your neighbors addresses. I've done that and found an alarming amount of my neighbors were behind thousands of dollars.

120 / mo is pretty standard and IMO even a little on the low side. I have several properties in the city and those bills usually fall between $170 and $220 per month for families of 3 or 4.
