At least in the case of ABP, Panera sold the brand to Ampex along with ~500 leases, and of the remaining ABP locations, converted some into Panera concepts and closed down the rest.

To your broader point though, IMO a lot of retail is being right-sized or going through a correction of sorts. Many store concepts are ill-suited for their particular location or companies have too many locations. Latham, specifically, is in a weird location.

There is a Discord server that has neighborhood 'channels', the Heights channel is pretty active. People coordinate planned meetups and also 'short notice' walks, activities, lunches, etc. The larger server also has a book club, a brewing club, a walking/hiking and climbing group, etc etc. Sports are less active but I've seen general interest in pickup basketball, tennis, etc. so someone just has to make it happen.

I guess it's kind of annoying to have to join yet another social platform but once you accept the basic rules and understand how to navigate the platform, it becomes fairly easy to coordinate and join activities.

JC Heights, around Washington Park or Riverview Park. It's chill, it's fun, it's homey.

No notable safety/crime issues, families walking around through the evening. Very diverse. It's a city so stay alert but no major cause for anxiety/concern. It's getting more expensive but nothing (yet) like Downtown or new JSQ buildings.

Can vary block-by-block but I live close to Riverview and I found parking so completely frustrating to the point where I gave my car to my parents (who live in the burbs). So many curb cuts and the 4x/week street cleaning made it such a pain. I now walk / take the bus for everything and it’s fine.

A major challenge with the new AirTrain project (which is in progress) is that the Port Authority doesn't own much of the land where the new train will be. It's owned by various private entities who all have incentive to not play nice/reasonable in the purchase and land of the needed land.

You can find a 2bd/1ba <$3,500 easily in JC Heights. Would suggest living near the 9th St light rail or near Riverview Park. It's also possible in Downtown but in an older (but nice) building. All the new construction in DT, JSQ, and the waterfront in JC is fairly expensive. Hoboken is all around expensive. The Heights isn't as well-connected as Downtown but it's got it's own vibe and plenty to do, and you can always take the light rail around Hoboken/JC/Weehawken or transfer to the PATH to go into Downtown/Midtown Manhattan.

In terms of safety, JC Heights is very family oriented. Obvs keep your wits about you, don't be careless in any city. But I've had no issues and often see young families walking at 8pm/9pm and people walking their dogs until 10pm. I've had no issue on the light rail and walking from 9th St to Riverview.

Good on the weekdays. Actually arrives up to two minutes early (vs the schedule you see on the NJT app). <10 min headways during rush. 8.5/10 solid option for commuting. Weekend service can be absolute ass, 3/10. Buy just one ticket and activate it only if they’re checking, they don’t check 95% of the time. I used to feel guilty about fare evasion but now believe that the light rail should be free to riders and paid for through municipal payments to NJT.

Dulce's hours are also the best of any bakery/cafe in town (afaik). Really enjoy grabbing a treat and reading a book there for 20-30 minutes after work.

PATH will follow the schedule you see on the PATH app or CityMapper app, if you plan for it then there's really no problem. The questions are a) how far / how many transfers to your fav haunts from the PATH stations in NYC and b) how far from PATH would you be living in JC? If you're relying on the Light Rail to get home once you get back into JC, that's a crapshoot late nights and weekends. If you're within 10-15 minutes walking from a PATH station then you're in good shape.

And probably sooner rather than later you'll find a bunch of places that in JC you really enjoy and spend less time in Manhattan than you will when you first move here.
