If more landlords were like you these changes would never need to be proposed.

Also, with any legislation you have to try for more than what you actually want, as everything will almost always be weakened before any passable legislation makes its way through the system. A proposal prohibiting application fees should wind up becoming a fair compromise in the end.

The issue is both slumlords and large commercial landlords alike will take in application fees for potential tenants that they have no intention of renting to. In hot markets they may take in 100 applications or more for a single unit with fees of ~$75 per person (not per application) and pocket a large chunk of change. If you as an individual landlord get charged $35 for a background check a high volume landlord is going to have a much better deal negotiated.

I think allowing actual costs with a limit of how many can be charged the fee on a given unit would be fair to all sides. Costs are covered, no one gets gouged, and no one pays an application fee for an application that's never going to get processed anyway.

I do, most of the time. If a cop is hiding in a definite speed trap I'll almost always try to warn oncoming drivers. On a lot of roads it's very easy to drift into questionable ticket territory without being dangerous to anyone else.

That said, if I see a cop and someone coming the opposite direction is driving like an ass or blatantly way too fast? Fuck 'em. They have that ticket coming.

My building bills this way too, but to be fair it's far cheaper than getting billed directly. All those extra fees on your utility bills? They don't exist on commercial service...and the rates are lower too. Even with the few guaranteed to be wasteful people in the building increasing the overall bill it's still a good deal.

I had a good experience at Walmart when I had no vision coverage. The doctor was shockingly good. The frames were super cheap and some they offer definitely don't last...but on the flip side when I was traveling and they broke I was able to go into a random Walmart across the country and get the lenses popped into identical replacement frames.

Are you sure there's nothing in the lease about it? My complex has always stated that they have a DNA testing program, and there are lines in the lease about dog owners being required to comply, but to my knowledge they're only just now requiring DNA samples (which they're paying to process) to be on file.

It's important to check your bills to see whether your meter reading is actual, or an estimate. If they have trouble reading your meter, or if the person they send (if they even send one) is feeling lazy, they'll just estimate a figure. Every time National Grid estimated mine it was been might higher than actual usage. I haven't seen an estimated reading with RI Energy yet.

Another thing to check on is the number of days on the bill. In my experience at least RI Energy is less consistent at reading meters and some bills may be 27-28 days and some may be 32-33. It'll make the reading seem inflated if one bill was 27 days and the next 33. It's also important to check year to year and adjust accordingly to get an accurate comparison.

They destroyed a trim piece at the base of BOTH sides of my windshield when they did a replacement. One side was so badly damaged it flew off as I drove away. Couldn't get the time of day from them about getting replacements. Not expensive items either. $16 each from the dealer. I'll never use Safelite again.

Multiple windshield replacements and repairs from various independent shops over the years. Never any damage to anything.
