I’m really sorry this happened you, not only did they they have you grabbing your ankles they were wearing an extender. I have a couple questions, was the particle board OSB? OSB is an acceptable sheeting underlayment as long as it needs the manufacturers specifications. The permit they pulled, did you see it and did the city come out and do a final Inspection? They would have come out and pull a green sticker on a window. You can look up your address online to see the status of the permit. Section 105.2 in the COB building code does not require a permit for replacing a roof. Also if they pulled a permit and added structural repair modifications then a modified permit would have been needed, section 114.14 states thats its a violation. Unfortunately the work they did you agreed too, they only thing you could look into is the permit if they applied for one and didn’t you have a case to pursue if you wanted to. Also in the future advise for you and anyone else, if a contractor has concerns about structural elements of your home, call a structural engineer, I am a structural engineer and do this types of inspections for a few hundred dollars and it could have saved you Atleast $7k I know several contractors that would have done that work for way less than what they charged you. They more than doubled the price of that work.

Overpaid for what, exactly? I am partly in the industry as well. Buying nicer than contractor grade cabinets and appliances isn’t over paying. I was living in the house at that time. You can’t get a decent encasement window for under $250. I bought a vacant house all the plumbing was stripped and not a single appliances in the kitchen was remaining. Edit: I may be off on my appliances cost by $1300. It was 10 years ago.

Not really. I did my kitchen in my old house back in 2013 for ~15.5K material only plus countertop. Appliances were $6K including a washer and dryer; cabinets were $5500 from Home Depot, cabinets were ordered but all were standard sizes nothing custom and the uppers were white and the cases were dark blue; I had someone do the countertops for $1500 and they were only laminate; 2 new encasement windows ~$600; tile floor ~$1200 included the tile saw rental; paint ~$400; sheetrock and other minor plumbing, gas line and electrical changes ~$800. If OP is doing the work it can be done under $20K, but if they need a licensed contractor labor for kitchen reno down to the studs will be around $10K.

True but it’s easy to spent near $25k if you are starting with a shell assuming you are doing the work legal and following code.

Add another $10k for windows and doors. $1.3-4k for new front steps. The costs can get up into $150-170k depending on material and design choices. You can easily spend $40k just on the kitchen alone.

Kumari Restaurant & Bar! They even do take out lunch Buffet. I would stay away from Akbar, from what I remember, the owner would take the servers tips, thing could have changed.

If the house passed the home buying inspection (assuming the inspected was competent) I wouldn't worry about it. If you are still concerned hirer another inspector to inspect the plumping and electrical or anything else that concerns you. No need to get the government involved in your life for something you didn't do. I have had inspections for post construction permit approvals, it can get expensive.
