the board should be open and transparent with this stuff, but may be trying to avoid the hot tempers some folks in town have around this subject. though, I can't for the life of me figure out why people are so amped up other than they don't understand what bhakta is asking for. he's not asking for 0% tax rate, he's asking to lock his tax rate where it is now while he gets his plan rolling. the town loses no revenue in that situation. if a religious organization buys the campus, the town would lose all tax revenue.

if he's successful, the town stands to bring in huge tax revenue (that it badly needs).

I think the guy's a little nuts, but he's not stupid.

that campus means a great deal to me, and I know it means a great deal to the town.

I think the meeting should have been public. I agree with you on all your points regarding whoever PFP is and transparency. I'm just saying the town could really benefit from what Bhakta is trying to do, and stands to lose nothing by working with him

they aren't asking to not pay taxes - they are asking the town to work with them on a tax strategy that will help entice outside money into the college redevelopment. this could bring large amounts of tax revenue and jobs to the area, and it needs it bad.

I see where this is coming from, but find other ways to incentivize wind/solar/geo/etc than de-incentivizing hydro.

Curious what GMP has to say about this impacting rates if they are required to keep their energy mix at the same renewable mix. They're already at $0.19/kwh for most customers. While that's not that high, it certainly isn't cheap either.

We need MORE baseline power generation to support a future with EVs and heat pumps. Solar and wind are great, but they aren't baseline power (at least not until we figure out utility scale power storage - at least 10 years out). We should be incentivizing the crap out of anything that generates power that doesn't burn fossil fuels, not trying to change the definition of renewable.

your best bet is likely a condensing gas boiler. you'd need LP tanks set outside or buried, but a properly sized propane boiler can convert 96-98% of the energy in a gallon of propane into heat for your hot water system. oil tops out in the mid 80s

call a reputable HVAC company and ask them for a "manual j" calculation for your home. this will cost a little money, but will look at all aspects of your home when sizing a boiler - insulation, windows, doors, solar exposure, etc. many HVAC companies will spit ball a boiler size of use the old school rules of thumb, then add to that so they don't get calls back from customers complaining about their house being cold

a properly sized boiler would have never shut off during the recent cold snap - that's not a bad thing as new boilers are most efficient when they have long run times. if fact, a properly sized boiler may have struggled to keep up with it was minus 20. you trade needing an extra blanket for 2 days cause the house is 65 instead of 68 for having more efficient operation the rest of the winter

efficiency VT call can you pointed in the right direction with an energy audit. they may even do the manual j calculation for you.

just checked GMP. I used 69 kWh yesterday. at $0.18, that's about $13 for heat, lights, fridge, stove, etc

69kwh is roughly 235,000 BTU

a gallon of propane contains about 93,000 BTU

assuming 96% efficient burn in a boiler/furnace, that's about 2.8 gallons of propane

at $3/gallon that's about $8.50.

so yesterday my heat pump was roughly on par with propane heat when you factor in the non heat electric use. today is supposed to be 10 degrees warmer, so I'm confident my heat pump will "win"
