This is what's written about Columbia Heights in the DC Area Neighborhood Map (as featured in the moving guide):

Columbia Heights Metro Access: Green. 14th and Irving is the epicenter of CoHi, dominated by a shopping complex with Target, Bed Bath, Best Buy, and a gym. 14th and Park is Giant (groceries). Within a block you have food ranging from staples Panda Express, Chipotle and Panera to small Vietnamese and Hispanic places. There is a spacious coffee shop and a couple bars to watch games on Irving. Cardozo High's field is open to the public a lot for running on the track or stairs. Malcolm X Park ("Meridian Hill") is 10 minutes South on 16th, popular chill spot with a couple yoga studios. Stand in Cardozo High's parking lot and gawk at the sudden, surprising view of the whole city, it'll remind you why it's called Columbia Heights. Transit: 42/43, S2/S4, 52/54 get you downtown in 20 minutes, through U St., Logan Circle. H1 only runs for working people, ~9 and ~5, but goes through AdMo and Dupont Circle.  Housing: predominantly rooms in row houses, $900~$1300. Avoid all apartment buildings on 1

I’d venture to guess it’s 14th as there isn’t much on 15th and basically nothing on 13th.

Tbh I’d probably just avoid all complexes in CH to begin with. If you wanna live there you can split a townhouse with a few folks and have a way better experience.

You didn't mention how it's become difficult to sell property in the neighborhood cuz of the violence/crimes in the area

Ok but same house 0.5 miles away could probably fetch a higher price .

I heard residents complaining it wasn't easy to sell and move

Given that I updated it a month ago to remove that godawful "CoHi" and "AdMo" nonsense, I would start there.

14th and Spring, vagrants hang out at what used to be the “Carolina”. If you look closely you can still see “white man is the devil” spray painted on the boarded up walls.
