Hey y'all,

I made this post about a month ago. Shockingly, nothing has been fixed AND I unearthed a new issue. But before I dive in... If your maintenance problems are continually ignored, contact the Richmond Permits and Inspections Office. Maybe if enough people get violations filed against them and across multiple properties, something will change.

My building got 3 violations - 2 related to the post linked above, and 1 for our elevator, which was last inspected (and failed) in 2016. The currently posted certificate expired in 2014 and is under the name of the previous owner (building was sold in 2015).

The Fire Department responded to two stuck elevator alarms Sunday morning between 2:00 a.m. - 3:00 a.m. I don't believe anyone was hurt, but it's obviously only a matter of time. The deadline for E/D to resolve the elevator issue is today. Despite the violations issued by the city and reports from the Fire Department, they haven't touched it.

This morning, I saw maintenance exiting my neighbors apartment. I got so excited and asked if he was there for the elevator/other violations and he said that he hadn't heard anything about the violations but would ask his supervisor... So, it seems like Evernest is ignoring the City of Richmond and the Fire Department for some issues, but sending maintenance out for others.

The City will proceed on Monday with legal action and issuing a $2,500 fine per violation per day if they don't do something by EOD today. The other 2 violations are up mid-February, same terms apply. Stay tuned!

"How do we cover the cost of these fines?!"

"IDK. Raise Rent."

- Evernest (probably)

I’m beyond sick of Evernest/Dodson, countless maintenance requests for legitimate things, ignored phone calls, no communication between employees (aka different people showing up weeks apart for old requests with no clue what’s going on), procrastinating, etc.

I’ve also started filing complaints with the city about it and there’s an inspector coming out on Tuesday. I’m over it.

We live in the same building—hi neighbor. I’ve contacted them several times about all of this this week and have gotten no help, just typically lip service. I’ve also complained about the trash that hasn’t been picked up in two weeks to no avail. Happy to connect with you individually if you want to join forces on this. I’m a policy analyst and have some connections that might be useful.

Renting in this city is a shitshow of scams and slumlords.

Thank you for posting this! I don’t live in your building but we’ve been having issues over here from as simple as replacing our alleyway lights to as big as major cracks in our ceilings due to a bad roof. They’ve had a few companies come and check the roof but Evernest never follows up so the whole process has to start again. And the person I was contacting in the fall all of a sudden quit and didn’t find out til I emailed her and someone else lol so that’s cool. I honestly didn’t know about reporting them to the city but now I do and I just did for the first time!
