My wife and I are looking to buy a house in the East Hampton/Marlborough area and we've heard you can get better rates with local banks vs big banks. Are there any local banks in that area or around Middletown that people have had good luck with as their mortgage lender?

Any info/advice helps as we are first time home buyers.

Torrington Savings Bank was great to work with. They also hold and service the loans in house and do not resell. I highly recommend them!

I highly recommend Liberty Bank, my wife and I had an amazing experience working with them to setup a construction loan. https://homeloans.liberty-bank.com/default.asp?siteId=6A21B271-8D58-44F5-B731-48DDFE1C947D This is the contact info for her.

You'll also might need a real estate attorney to assist with the closing and title process. I used Chuck Shimkus of Shimkus, Murphy, and Rosenberger in Hartford: https://smr-legal.us/

Liberty was amazing for us. Really hustled when we needed it during the process, and a super low fixed rate (December 2020, so I know things have moved since then).

Seconding the recommendation for Liberty Bank, they were great to work with for a conventional 15yr mortgage.

Also, a bunch of years in and they're still the ones servicing the mortgage. That's been very smoothly-run, and I've never had any issuees. Escrow payments to my town were always done promptly, the website is easy to use for setting up auto-pay and paperless statements, etc etc.

My first mortgage was through McCue mortgage, which is local out of new britain. I have no complaints, over ten years and they never sold my loan were easy to deal with. My only frustration was their lack of technology/online access, but that has likely changed a bit since I used them.

Connecticut has good first home buyers programs. Several of them.

Here’s just one link of many programs…

You can google Ct first home buyer programs for more.

Also check with the USDA, for special programs in those areas. I’m not positive they give mortgages in CT.

Torrington Savings Bank has no PMI with 10% down and good credit.

Definitely see if you qualify for any first time homebuyer programs. Some banks have their own but also look into CHFA first-time homebuyer products!

Look at credit unions. Northeast Federal, Nutmeg, American Eagle to.name a few

I didn’t find that to be true, but I got a decent rate offer from a credit union. Total Mortgage is based out of CT if you go with a bigger company and want to support local.

Second Total Mortgage- they sold the loan immediately which I know folks aren’t fans of, but the experience throughout the buying process was really great. Rate was decent too.
