Is there an area with new construction homes particularly in a master planned and gated community in the Pittsburgh area? I haven’t been able to find anything online like that and was wondering if someone could point me in the right direction.

Generally speaking, gated communities aren't a thing in the Pittsburgh area. There are planned communities, sure, but not like what you're used to in Texas. Our open land isn't flat, and we have forest everywhere.

Geographically, Dallas might as well be on the moon compared to Pittsburgh.

I don’t get the appeal of the gated aspect of a community. Seems weird

It keeps “them” out. You know what I mean. Wink wink.

It does keep them out - and that's the whole point. "Them" is anyone that shouldn't be there.

It's almost impossible to hear this comment at that high a pitch. I wonder what other animals can hear it...

People outside of the Old South find that a lock on the house door does well enough.

Fuck gated communities. We literally don’t want people like you here, stop living in fear.

Exactly. Fuck that neo-Jim Crow segregationist bullshit. Keep that cancer the fuck away. It’s disgusting how it’s the norm in the south. Tear down the gates.

Honest question... what is the advantage of a "gated Community"? Most of the housing plans don't suffer from random traffic driving through, or even "undesirables".

Keeps non white and/or non wealthy people out (unless they're workers) without running afoul of civil rights laws.

Lots of this in the South and West.

It was my biggest takeaway from visiting Memphis. Fences and gated communities everywhere.

And steel cages over AC units since people strip them for copper. That's the only place I've seen that.

Moved to the South and there is one in my area. Now I clean houses and I am in there everyday...after the guard gate clears me everyday, of course! Haha

The disadvantages seem to far outweigh the advantages. I don’t believe the “sense of community” advantage. I’d suspect people who live in such a place don’t want to interact with anyone.

The advantage to me is that I’m a horribly horribly lite sleeper and since they are a pain to get in and out of and horribly out of the way, they tend to be extremely quiet. Im willing to put up with a few annoying letters about cutting the grass or putting the trash can behind the fence for the quiet.

I, for one, support the idea of you living very (very) far away from the actual city!

tesla3by3 t1_j6l139l wrote

My point is there are quiet places that don’t have gates. The poors won’t bother you. Lawn service doesn’t start until 8:00am. The druggies sleep til noon.

As others have said, no gated communities. As a fellow light sleeper (and insomniac), the better investment would be allocating funds toward insulating the house and potentially installing high-grade windows. The city isn't particularly loud in most neighborhoods compared to other cities, but a lot of the houses, including new builds, have shitty insulation that allows you to hear everything and leads to higher heating prices. Decent-sized yard + good insulation and you'll be fine.

Yeah, you won’t find HOAs here either. Also, this town is much quieter in general than big cities in Texas. And you won’t find privacy fences everywhere.

I’ve never seen an actual gated community in the Pittsburgh area. They may exist but they are going to be pretty rare.

Ventana Hills apartments is a gated community.

Which was hilarious because in the 00s it was student housing for Pittsburgh Technical. Like, the people you want to keep out are already in here...

The poor security guards all got fired after an incident where someone hotwired the big dually landscaping truck they kept parked at the clubhouse and stole it. Initially they thought the gate guard just missed it, but it turned out whoever took it drove it through the woods towards the old Brother's Grimm.

Hyland Hills apts is gated too but we don’t have any gated sfh communities that I am aware of.

That's not really a thing in Pittsburgh. There may be some in Cranberry, which is an exurb in Butler county, assuming you're okay with a longer commute. My husband worked with a guy who lived in Cranberry and worked in Oakland. He said that at rush hour it was around 45-60 minutes each way. Which is why he moved closer the first chance he got.

There are a few, but a vast majority of the planned communities in cranberry aren't gated.

You probably aren’t going to like it here if that’s your preference. At least, not Pittsburgh. We’re gritty with no gates.

New construction is going to be like Mars, cranberry, Wexford. But they won’t be gated

TikiTimeMark t1_j6n4q6h wrote

We don't need gated communities in Pittsburgh. If you've got very serious money (like 10s or 100s of millions of dollars) then you can get a gated private estate in Sewickley Heights.

Piplup_parade t1_j6mp5tt wrote

No, Pittsburgh does not have gated communities. You might be able to find something far out in suburbia, but at that point you aren’t anywhere near Pittsburgh anymore

When I hear "gated communities and new construction" I tend to think of the suburbs, particularly around Cranberry. I'd probably search there. Maybe Seven Fields.. also stretching towards Mars and down to Wexford and up towards Zelienople.. that entire area has lots of communities but they aren't necessarily gated, more cul-de-sac sort of living but it's a similar vibe as I think you're looking for.

I have no experience with Dallas and don't know what you mean by "master planned" though so can't be of much help on specifics.

Key-Most9498 t1_j6l5nhe wrote

It's not gated, but maybe something like Southpointe in Canonsburg would fit what you're looking for. Agree with others that I've never really seen/heard of any gated communities in the Pgh area

The001Keymaster t1_j6n0s07 wrote

Not really a thing here. Even communitues that are set up like that with a gate and a gate house almost 100% of the time have no guard and gate is open.

Whatever that gate is keeping out in Texas isn't a problem here. The new construction here is mostly 25 miles from downtown. Comparably that's probably like being 500 miles from Dallas.

You will want to consider where you will be working and live on that side of town to avoid rush hour/ tunnel traffic. If you have kids pay attention to the school district ratings.

Lots of big house neighborhoods being built south of the city, peters, Finleyville, etc. don’t think they have gates and idk what a planned community is but that feels like akin to your ask

We moved here from Fort Worth a few years back. There’s a new community being built in the South Fayette school district. It’s about 13 mi from the city, so don’t know how close you need to be for that. But that’s my .02

I'd be weary of the 'new construction' developments. A lot of them are Ryan homes and are not the best quality. There are a ton of hold homes with great character all over the city.
